Oliver / Hatcher Construction is seeking a Senior Estimator / Preconstruction professional to lead conceptual and detailed estimating efforts across commercial construction projects. This role works closely with operations, subcontractors, architects, and owners from early conceptual design through construction document buyout.

Requirements:
- Bachelor’s degree in Construction Management or a related field.
- 5 to 10 years of experience in the industrial/commercial construction industry.
- Multiple large ground-up project experience preferred.
- Some local (Metro Detroit) project experience preferred.
- Multi-trade knowledge and experience across steel, concrete, masonry, carpentry, electrical, plumbing, and related trades.
- Proficiency in on-screen takeoff software, Bluebeam, AutoCAD review, Microsoft Office, Microsoft Project, and Procore preferred.
- Strong organization, follow-through, written communication, and interpersonal skills.
- Sound judgment, professional curiosity, and a proactive, team-oriented approach.
- Ability to prioritize multiple deadlines in a fast-paced field environment.
Roles & Responsibilities:
- Prepare budget estimates, detailed and accurate bid estimates, and bid packages for ground-up construction and renovation/addition projects ranging from $500K to $50MM, potentially on short turnaround time.
- Produce accurate and thorough takeoffs, including pricing of work.
- Create project estimates from analysis of subcontractor and supplier bid estimates.
- Read and fully understand project drawings and specifications across all trades, including Architectural, MEP, Structural, Sprinkler, and Fire Alarm; prepare RFIs as needed based on drawings and specifications.
- Solicit and evaluate scope completeness of proposals from multiple trade subcontractors; communicate and negotiate effectively with subcontractors.
- Conduct post-bid and buyout meetings, as well as negotiation and scope review meetings.
- Identify and track changes to drawings through addendums, bulletins, and revisions, and follow through with subcontractors.
- Attend job site walk-throughs and coordinate effectively with superintendents and subcontractors.
- Manage document control from schematic design through design development, construction documents, and subcontractor buyout.
- Once construction documents are released, work with Architects, Owners, and Engineers to formulate accurate and complete budgets.
- Facilitate and manage meetings with Owners on conceptual design/build projects.
- Work with the operations team to develop preliminary schedules and logistics plans.
