What is now one of the largest developments in Oakland County Tri-County Commerce Center is a multi-tenant facility that will bring hundreds of jobs and new tax revenue to the city of Hazel Park.
The complex is located at 1400 E. 10 Mile Road, at the corner of Hazel Park Raceway. The building spans 575,000 square feet and occupies 36 acres of land, and is one of the largest buildings in Hazel Park’s history. Prior to re-development, the property was an overflow parking lot for the raceway and prior to that, it was a landfill for the city of Highland Park.
Extensive environmental remediation was required to clean up the polluted site which hadn’t been used in any meaningful capacity since the 1980's.
Challenges: Built on top of existing landfill, 10-12 feet of trash across entire property
Solution: Install 8,200 Geopiers beneath landfill to support new development. Developed creative solutions to capture and safely vent methane gas.
Result: 575,000 square-foot facility fully supported and operational
