Conversion of a vacant 178,000 SF plastic injection molding facility in Fraser, Michigan to support the Tier 1 automotive parts manufacturing operations. The project was delivered in multiple phases to facilitate partial occupancy and operations.

The exterior renovations at this site included a new concrete truck court and maneuvering lanes, expansion of existing car parking areas, refurbish all existing overhead doors and dock equipment including levelers, restraints, seals, and shelters Power wash and paint the exterior masonry and metal siding.

The interior shop renovations required demolition and removal of all superfluous old plant machine pits, shop offices and process piping including a 14,000 SF interior shop mezzanine to provide added shop space height, demolition, and removal of all old masonry demising walls to create an open and modern shop.

The project included the complete renovation of the existing 8,000 SF front offices. The interior walls, columns, steel deck, and joists were painted throughout. All existing HVAC systems in place where refurbish and upgraded. The building structure was reinforcing for existing columns reinforcing the previous mezzanine locations.
